L&Q puts a 25% share of a two-bed Darwin Green flat at £95,000, full value £380,000, and a three-bed house at £130,000. Open day is Saturday 12 September.
L&Q releases a new set of Shared Ownership homes at Darwin Green this Saturday, 12 September, and the cheapest way in that the landlord currently publishes is £95,000 for a 25% share of a two-bedroom apartment valued at £380,000.
The open day runs from 10am to 5pm. L&Q announced the release to Cam News through its press agency, and its own development page confirms the date: “Launching on Saturday 12th September, a brand new collection of 2 & 3 bedroom Shared Ownership homes.” (L&Q)
Darwin Green sits off Huntingdon Road on the north west edge of the city, on the old NIAB fields. L&Q gives the development address as Wallace Way, Cambridge, CB3 0YJ, and tells visitors to find it from Huntingdon Road, CB3 0LE.
What is being released
The announcement sent to us describes a release of two-bedroom apartments built over garages plus “four three-bedroom houses”, with a fully dressed three-bedroom house open as a show home.
L&Q says the day “will give prospective buyers the chance to explore the new homes, speak to the L&Q sales team and find out more about Shared Ownership and the buying process”, and that guests can “book a dedicated one-to-one appointment with the sales team”. It adds that “selected homes are ready to move into now, with exclusive offers available on some plots on the day”. We have not been told what those offers are.
The prices L&Q publishes
Three price points are listed on L&Q’s own Darwin Green page. They are worth reading twice, because the headline figure is a quarter or a third of a home, not a home.

What the announcement does not tell you
Under Shared Ownership you buy a share and pay rent to the landlord on the share you do not own, on top of a mortgage on the share you do. Neither the announcement nor L&Q’s own listing for these plots publishes that rent, or the service charge on the apartments. Both are the numbers that decide whether the monthly figure works, so ask for them in writing before anything is reserved.
The government’s own guidance sets the outer limits. You can normally buy “between 25% and 75%” of a home, and “a 10% share on some homes”, with a deposit “usually between 5% and 10% of the share you’re buying”. Buying further shares later is called staircasing, and “if you buy more shares, you’ll pay less rent”. (GOV.UK)
Who is eligible
Household income must be £80,000 a year or less outside London. At least one of these must also apply: you are a first-time buyer, you used to own a home and cannot afford to buy one now, you are forming a new household, you are an existing shared owner who wants to move, or you own a home and want to move but cannot afford one that meets your needs. Some homes also require a local connection, meaning you live in, work in or have a connection to the area. (GOV.UK)
L&Q’s page also advertises a reservation offer: reserve a selected Shared Ownership home between 13 July and 12 September for £99 and receive a £2,000 TUI holiday voucher. That window closes on the day of the open day itself. L&Q applies terms and conditions to it.
The development around the homes
Darwin Green is one of the biggest things being built in Cambridge, and it straddles a boundary. Greater Cambridge Shared Planning records outline permission from December 2013 for up to 1,593 dwellings on land between Huntingdon Road and Histon Road, with a primary school, community facilities, retail and open space. Phases two and three were granted outline permission on appeal by the Secretary of State in September 2024 for up to 1,000 more homes, a secondary school, another primary school, a community facility and a country park.
Because the site sits in both Cambridge City and South Cambridgeshire, applications there are often decided by the Joint Development Management Committee rather than either council alone. (Greater Cambridge Shared Planning)
L&Q markets the location on its cycling and rail times, saying the station is 17 minutes by bike and London King’s Cross 48 minutes by train.
How this sits against Cambridge prices
The average Cambridge home sold for £471,098 in June, down £5,496 on the year, the figure we reported from the UK House Price Index last month. The two-bedroom apartments here are valued below that average and the three-bedroom house above it, which is roughly what you would expect from new build in the city. It also lands in a busy year for Cambridge housing. In August the city council secured £96.4m from Homes England towards 803 council homes, 723 of them at social rent, a different tenure aimed at a different group of households from Shared Ownership.
What it means for you
- The open day is Saturday 12 September, 10am to 5pm, at Darwin Green, Wallace Way, Cambridge, CB3 0YJ, reached from Huntingdon Road, CB3 0LE.
- L&Q says appointments with the sales team can be booked. If you want a slot rather than a walk round, contact L&Q before Saturday.
- £95,000 is not the price of a flat. It is a quarter of one. Work out the mortgage on the share, the rent on the other 75% and the service charge together, and ask for all three in writing.
- The £80,000 household income cap is a hard limit on the scheme, not L&Q’s rule.
- Reservation offers advertised for this period end on 12 September, so anything you are told about them on the day is worth having in writing too.
